MULTIFAMILY REAL ESTATE

CASH FLOW

Real estate investments typically deliver steady cash flow with income distributed to investors monthly, quarterly or annually through a passive, minority ownership stake in the real estate.  Apartments experience high occupancies and rising rents which delivers what most investors seek, steady or rising cash flow over time.

LOW RISK

HIGH RETURN

Compared to traditional investments such as stocks and bonds.  Real estate investments have the potential to produce high returns through both cash flow and asset appreciation while also maintaining a low risk profile.

LEVERAGE

The use of debt in real estate allows investors to use a smaller initial cash investment to achieve a higher rate of return through appreciation and the reduction of loan principal.

REAL ASSET

Unlike stocks and bonds where the company backing those securities may be here today and gone tomorrow, real estate is an asset class that investors can literally touch and feel.  While some building occupants may come and go, the property itself is not going to disappear.

TAX BENEFITS

Distributions from direct investments in real estate are not taxed as self-employment income, certain operating expenses are deductible, and capital gains are taxed at long-term rates.

INFLATION HEDGE

Because of the ability to adjust rents over time, real estate can help offset the impact of inflation over the long-term.  Robust economic growth typically results in higher inflation, as inflation increases rental rates increase producing higher property income.

Currently, Tyler serves as Vice President for a top 4 national multifamily management firm and has a decade of real estate experience with a majority of his career spent in multifamily lending, acquisition and development due diligence/underwriting, and management.  Tyler has also earned a BA and MBA from top-rated Hamline University.

Kelly heads the Ancillary Services department for a top 4 multifamily management firm.  Kelly plays an integral role in cultivating positive vendor relations and oversees the group to help focus on innovation, increasing efficiencies and building community revenues.

Kassi is currently a construction law paralegal for a top-rated Phoenix law firm.  Kassi has extensive experience working in the legal practice areas of commercial real estate including zoning and construction defect as well as labor and employment.  As a licensed real estate agent, Kassi gained the experience and knowledge of acquisition/disposition, valuation, market analysis needed to drive the growth of 2525 Capital.
